Texas Health Resources broke ground on a new, eight-acre outpatient center in Parker County last week, a move that will provide healthcare to an underserved—but growing—community. Texas Health Outpatient Center Willow Park will feature a freestanding emergency department, fitness center, and three-story medical office building. Services will include cardiac rehabilitation, behavioral health, physical therapy, laboratory services, advanced imaging, and a chronic disease management program. The Affordable Care Act continues to confuse much of the healthcare industry, but savvy investors are finding medical office buildings a safe bet, Modern Healthcare reports. In the first half of 2013, there have been 124 medical office building properties sold in deals totaling more than $1.83 billion, Chicago-based real estate management firm Jones Lang LaSalle reports. The average deal involves a 74,750-square-foot property selling for $14.8 million. Medical office building sales reached $5.94 billion in 2012, according to JLL. Texas Health Resources has added a new medical office building in Arlington on the campus of Texas Health Arlington Memorial. The new building will eventually house medical providers that offer cardiac services, cancer treatment, orthopedic services, and a senior care clinic. The 113,000-square-foot Hospital at Craig Ranch in McKinney has been sold to Forge Realty Partners. The deal is the first investment for the newly launched Forge, led by former Caddis Partners executive Josh Ihde, managing partner; and Michael Austin, partner.
